A developer website with published flat prices and change history
Since 11 July 2025 Polish housing developers must run a website with the price of every flat, its change history and a daily data feed to the public data portal. We build a development website that does it automatically.
What a developer website must show under Polish law
The act of 21 May 2025 added art. 19a and 19b to Poland's developer act. This is how we turn them into website features. We write this as the website builder, not a law firm, so it is not legal advice.
Its own website with the price of each unit
From the start of sales, the developer publishes on its own website the price per m² of usable area and the price of the whole unit, prices of ancillary rooms and other payments, including VAT (art. 19a(1)).
- Price per m² and the price of the whole unit on the sheet
- Storage room and parking space with their own prices
- Other payments with an amount or the word "none"
- Every amount including VAT
Price change history
With every price change the website shows the date of the change and keeps the earlier prices from the start of sales (art. 19a(2)). History cannot disappear when the price list is updated.
- 01.08.2026, sales start: PLN 12,400 per m²
- 15.09.2026, price list change: PLN 12,650 per m²
- 20.10.2026, current: PLN 12,900 per m²
Contact details and the general prospectus
The website includes the general part of the information prospectus, registered office, sales office address, contact details and the development's location (art. 19a(1)).
- The general part of the information prospectus as a PDF
- Registered office and sales office addresses
- How to contact the developer
- The development's location
The website address in advertising
Adverts, listings and offers aimed at buyers state the address of the price website (art. 19a(3)).
- An advert, a listing or a sales offer
- The address of the price page, e.g. osiedle.example.com/prices
Data once a day to the data portal
The developer sends the same information once a day to the minister responsible for digital affairs, who publishes it on the dane.gov.pl data portal (art. 19b).
- The price list in the sales panel
- An export once a day, logged
- Publication on dane.gov.pl
- From 11.11.2026 an electronic document in the minister's structure
The most favourable price for the buyer
If the price on the website differs from the contract price, the buyer may demand the most favourable one (art. 19a(6)), and breaching these duties is a practice infringing collective consumer interests.
- One price in the panel's price list
- The same price on the flat sheet, in the PDF sheet and in the data file
A flat finder with the price up front
We turn a legal duty into convenience for buyers: a building plan, filters and a flat sheet with price and history in one place.
- AvailableA unit on sale, with its price and history on its sheet.
In the sales panel: The price from the price list with its effective date; every change adds a row to the history.
The buyer sees: The flat sheet with the price per m², the total price, the ancillary rooms and the change history.
- ReservedA buyer has reserved the unit.
In the sales panel: Sales enter the reservation, and the unit stays in the daily export with the available ones.
The buyer sees: The unit in the reserved colour on the building plan.
- SoldThe unit has a buyer.
In the sales panel: Sales change the status, and the plan and the sheet update themselves.
The buyer sees: The unit marked as sold on the plan.
A flat sheet that meets the law by itself
This is a flat sheet generated from the price list. The numbers match the notes beside it.
- The unit and its detailsCode, usable area and sales status from the panel.
- Plans and prospectus to downloadA PDF floor plan and the general prospectus in one click.
- All prices with VATPrice per m², total price, ancillary rooms and rights needed to use the unit.
- Other paymentsOther amounts the buyer pays the developer, so nothing surfaces only at signing.
- History since sales beganEvery change with a date. A new price list adds a row instead of overwriting earlier ones.
One price change, three places at once
The price list changes in one place, and the website, the history and the data export update themselves.
Result: If you keep the price list in a CRM or sales system, we connect the website to that system instead of duplicating data.
An export that does not depend on someone remembering
A job that runs once a day prepares the file and delivers the data, and the panel shows every day of the export. Poland's Ministry of Digital Affairs published a model data scope, and we lay out the file columns per its current version. From 11 November 2026 the data goes to the minister as an electronic document in a structure set by regulation, and the data portal publishes model documents.
Every unit on sale
The export covers available and reserved units, until rights under the last contract are transferred.
The data scope in one place
The column list lives in configuration, so a change to the model does not mean rewriting the export.
A trace every day
Each export is logged, which helps when you need to show the duty was met.
