A guesthouse and B&B website with online booking

Guests check free dates, pay a deposit and get a confirmation without calling you. You see bookings on your phone, and the calendar makes sure the same dates are not sold again through a portal.

A lakeside guesthouse website: the calendar of free dates with the stay price and deposit, the gallery and the area
A cabin's calendar on a phone: the chosen stay, taken days, the price of the nights, the BLIK deposit and the rest on arrival

Three ways to take bookings

A small property usually combines all three. The table shows what each one costs you in work and money. A portal brings guests who did not know you. A website with booking serves the ones who are already looking for you.

  1. Phone and bank transfer

    Commission per booking
    a plus: none
    Your work per booking
a minus: calls, emails, checking transfers
    Deposit before arrival
it depends: up to the guest
Contact with the guest after the stay
    a plus: yes
    Risk of a double booking
a minus: high with several channels
  2. Portal only

    Commission per booking
a minus: yes, on every one
    Your work per booking
    a plus: little
    Deposit before arrival
it depends: depends on portal settings
Contact with the guest after the stay
a minus: limited by the portal
    Risk of a double booking
a plus: low in one channel
  3. Booking on your website

    Commission per booking
a plus: none, only the payment operator fee
    Your work per booking
a plus: little, the booking saves itself
    Deposit before arrival
    a plus: taken when booking
Contact with the guest after the stay
a plus: yes, with the guest's consent
    Risk of a double booking
a plus: low, the calendar syncs channels

One source of truth about what is taken.

Run it from your phone, not from a desk

In a property without a reception desk the panel has to work wherever you are: in the garden, in the kitchen or on the way to the shops.

  1. Lock screen with booking notifications

    Booking notification

Every new website booking arrives as a notification with the dates and whether the deposit is paid.

  2. Today's arrivals and departures

    Plan for the day

In the morning you see who is arriving, who is leaving and who pays on arrival. No digging through emails.

  3. Property calendar with website and portal bookings

    Property calendar

Website and portal bookings in one view. Dates for repairs or family are blocked with one tap.

A website that sells the area, not just the rooms

People come to a B&B or a farm stay for quiet, a trail or a lake. The website sells all of that, and the calendar closes the sale.

  • Galleries that load fast

Photos of rooms, cabins and the area in modern image formats. On weak mobile coverage outside town it makes a difference.

  • The area and directions

Trails, attractions, a map and directions as separate pages, because that is exactly what guests search for before choosing a stay.

  • Seasons and prices

High and low season prices, minimum weekend stays and holiday packages are set in the panel, and the calendar works out the price.

  • Editing without a developer

You change texts, photos and price lists yourself. We quote a company website with a CMS like this for your property.

How the calendar stops dates being sold twice

Sync is not magic, just a few connections, each with its own limits. We talk about them before the rollout.

Sales channels in the guesthouse panel: the website as the source of truth, a portal through a channel manager, a portal through an iCal calendar waiting to be read, a warning about a date still free, the rooms per channel and the sync log
  1. Website booking

Dates, number of guests and a deposit through a payment operator, e.g. BLIK.

    Guest
  2. Property calendar

One source of truth about what is taken.

    Panel, new booking
  3. Channel manager or iCal

A channel manager for several portals, an iCal calendar where the portal offers one.

    Connection, availability change
  4. Booking.com and others

Dates taken on the website disappear from the portal, and a portal booking blocks the website.

    Portals, taken dates

An iCal calendar refreshes with a delay set by the portal, so with heavy traffic a channel manager is safer. With one cabin and one portal, iCal is usually enough.

Deposit, prepayment and cancellation: what must be clear before payment

In a small property most disputes start with the word "deposit". Under Polish law it has a precise meaning, so the booking path uses the right word. The provisions are quoted in their Polish original, the only binding wording. We write this as the website builder, not a law firm, so it is not legal advice.

Civil Code (Poland)
art. 394, consolidated text Dz.U. 2026 item 795
The act in ISAP
  1. art. 394 § 1 Deposit (zadatek)

Civil Code (Poland), consolidated text Dz.U. 2026 item 795

In plain words: A deposit under art. 394 of the Polish Civil Code works both ways: if the guest does not perform the contract you may keep it, and if you do not, the guest may claim double. A prepayment has no such effect. The form and terms use one correct word.

  2. art. 38(1)(12) No right of withdrawal

Consumer Rights Act (Poland), consolidated text Dz.U. 2026 item 1244

    Polish original: Prawo odstąpienia od umowy zawartej poza lokalem przedsiębiorstwa lub na odległość nie przysługuje konsumentowi w odniesieniu do umów: (...) 12) o świadczenie usług w zakresie zakwaterowania, innych niż do celów mieszkalnych, przewozu towarów, najmu samochodów, gastronomii, usług związanych z wypoczynkiem, wydarzeniami rozrywkowymi, sportowymi lub kulturalnymi, jeżeli w umowie oznaczono dzień lub okres świadczenia usługi;

In plain words: For accommodation with set dates, consumers have no statutory right of withdrawal (art. 38(1)(12) of the Polish Consumer Rights Act). Your cancellation rules must be in the terms and visible before payment.

  3. art. 4(1) Microenterprises outside the act

Act on accessibility requirements for products and services, Dz.U. 2024 item 731

    Polish original: Przepisów ustawy nie stosuje się do: 1) usług oferowanych lub świadczonych przez mikroprzedsiębiorców;

In plain words: Poland's act on accessibility of products and services does not cover services of microenterprises (art. 4(1)), which includes many guesthouses. A clear, keyboard-friendly website still helps every guest, so we build it the same way.
